Why Buy a Home in the Winter?

Many people do not want to purchase a new home during the winter months. It’s definitely a busy time because of the holidays, but there are some significant advantages to purchasing a home in these slower months.

1. 1. The market is less competitive. The simple fact that less people want to move during this time means you have less competition when putting an offer on a house. The Treasure Valley market will start to get very busy again this spring and multiple offers on a home is very common. The odds of having a competing bid is much lower during the winter months.
   2. You may get a better deal for your money. Many sellers who have their house on the market in the winter HAVE to sell for a multitude of reasons. They may also be more willing to fix any repairs found upon inspection. With less competition and a motivated seller, you are more likely to get your new home at a price that you want.
   3. Your family may already be in town to help you move! This may or may not be true for everyone, but it could definitely work out to your advantage if they are.
   4. Quick closing! Since this is a slower time for the industry overall, lenders can typically close on your home a little faster (closer to the <30 day mark). If you want to close quickly then winter might be the perfect time for you to buy.
   5. Mortgage rates may change with the New Year. This will vary per year, but if you are concerned about interest rates rising then it’s best to make a decision sooner than later.
