Rental Policies

At Black Pine Property Management, we believe in providing a clear roadmap for your rental journey. Our Rental Policy is your guide to understanding the rules, requirements, and expectations that govern our rental process. General
Each applicant, 18 years of age or older, must complete a separate application that meets Black Pine Property Management’s guidelines.

Processing
Every application must be fully completed and signed. We continue to accept additional applications until the approved applicant signs the lease and pays the security deposit. A copy of a valid federal- or state-issued photo ID is required and becomes part of the completed application.

Administration Fee
An administration fee, a one-time charge associated with the original lease, is to be paid upfront along with the move-in funds and security deposit.

Income
To meet our rental criteria, applicants are required to demonstrate an income equivalent to three times the monthly rent. Employed applicants should furnish their most recent three paystubs, while self-employed individuals are requested to provide tax returns as proof of income. If you are relocating from another area, please ensure you have verifiable documentation showcasing your income stability post-relocation. Remote workers are required to provide an official document confirming their full-time remote employment status. Students are encouraged to submit documentation regarding their current semester stipend and upcoming semesters. It’s important to note that failure to provide income verification will result in a denial of tenancy. If your income is derived from sources such as social security, welfare, child support, or others, supporting documentation must accompany your application. Kindly note that bank statements are not accepted as sufficient proof of recurring income.

Credit
When conducting a credit check, we take into account the debt-to-income ratio as part of the income assessment in our application process.

Criminal Background
Determinations regarding criminal screening are made on a case-by-case basis, taking various factors into account. Applicants with convictions for acts of violence, sex crimes, or illegal drug manufacturing or distribution are not accepted. Special accommodations may be requested for certain drug and/or alcohol-related convictions, as per federal regulations.

Rental History
Good rental references are required, unless the applicant has just sold their home. Relatives cannot serve as rental references. Applications may be denied for issues including, but not limited to, multiple late rent payments, numerous lease violations, evictions, excessive damages, illegal activities on the premises, previous landlord’s refusal to re-rent, or outstanding balances owed to previous landlords.

Pet Policy
If the property owner agrees to allow a pet, applicant will have to pay for and complete a pet profile, with Our Pet Policy, using this link (please copy and paste in your browser) https://resident.ourpetpolicy.com/lease-packet/LZZQPT. The pet profile must be completely filled out and approved before its accepted.

For insurance purposes, we prohibit the presence of any poisonous or exotic animals on the premises. This includes but is not limited to tarantulas, piranhas, snakes, iguanas, ferrets, skunks, raccoons, rats, and squirrels.

If tenant has an assistance animal, they must also complete an assistance animal profile with Our Pet Policy, using our company link: https://resident.ourpetpolicy.com/lease-packet/LZZQPT. Approved status must be achieved in order for the assistance animal to be accepted. Please make sure you designate your assistance animal as so on your original application under the Pet Section.

Upon completion of a household pet profile, pet will be accepted or denied. If pet is accepted, tenant will be required to pay a non-refundable pet fee and monthly pet rent. Amount determined on a property by property basis. Furthermore, we require that all cats are spayed or neutered. Please note that service and support animals are exempt from these specific requirements and associated fees.

Additional Deposits or Co-Signers:
We have a strict policy of not permitting the inclusion of co-signers. However, in certain situations, we may consider accepting an additional deposit as a means to address a deficiency in meeting our company’s standard minimum requirements. Such consideration is made on an individual basis, and a thorough application review is required before a determination can be reached.

Security Deposit
The security deposit amount varies depending on the property and is required to be paid in advance with certified funds.
